ZMG ENTERPRISES
1. Introduction & Acceptance of Terms
These Terms and Conditions (‘Terms’) govern the relationship between ZMG Enterprises (ZM Groups Ltd) (‘ZMG’, ‘we’, ‘us’, ‘our’) and any person (‘Guest’, ‘Tenant’, ‘Client’, ‘Property Owner’, or ‘you’) who accesses our website, inquires about our services, or enters into a rental or property management agreement with us.
By visiting zmgenterprises.com, submitting a booking inquiry (whether via our website, WhatsApp, phone, or email), making any payment to ZMG, or signing a rental agreement, you confirm that you have read, understood, and agree to be bound by these Terms in their entirety.
If you do not agree to these Terms, you must not use our services or engage with ZMG Enterprises in any capacity.
2. Services Provided by ZMG Enterprises
ZMG Enterprises provides the following services in Lahore, Pakistan and surrounding areas:
2.1 Furnished Rental Accommodation
ZMG offers short-term and long-term furnished rooms, apartments, and residential properties for rent across DHA Phase 6, DHA Phase 7, DHA Phase 8, and Paragon City. All properties are physically managed by ZMG Enterprises.
2.2 Short-Term Rental Management
ZMG provides end-to-end short-term rental management services for property owners, including listing management, tenant sourcing, guest communication, cleaning coordination, maintenance, and income reporting.
2.3 Property Management Services
ZMG acts as a managing agent for landlords, handling all day-to-day operations of rental properties under a separate Property Management Agreement.
2.4 Booking & Advisory Services
ZMG provides booking consultation, property matching, and rental market advisory services to prospective tenants and property owners.
ZMG reserves the right to modify, suspend, or discontinue any service at any time with reasonable notice to existing clients. New services may be introduced from time to time and will be governed by these Terms unless a separate agreement is provided.
3. Eligibility & User Obligations
3.1 Eligibility
To book a property or engage ZMG’s services, you must:
- Be at least 18 years of age.
- Be legally capable of entering into a binding contract under Pakistani law.
- Provide accurate, complete, and truthful information during the booking process.
- Hold a valid CNIC, passport, or equivalent government-issued identification.
3.2 Identification Requirements
ZMG Enterprises is required to verify the identity of all tenants prior to completing a booking. You agree to provide a copy of your CNIC, passport, or other valid government-issued ID upon request. ZMG may refuse a booking if satisfactory identification is not provided.
3.3 Accurate Information
You agree to provide accurate information about the intended occupants, duration of stay, and purpose of rental. Providing false, misleading, or incomplete information constitutes a material breach of these Terms and may result in immediate termination of your tenancy without refund.
4. Booking Process & Confirmation
4.1 Inquiry & Availability
All rental inquiries may be submitted via WhatsApp (+92 302 6797536), the website booking form, or email (info@zmgenterprises.com). Sharing availability details does not constitute a confirmed booking.
4.2 Booking Confirmation
A booking is only confirmed upon:
- ZMG’s written confirmation (via WhatsApp message or email) of the booking.
- The Guest’s acceptance of the Digital Rental Agreement.
- Receipt of the required security deposit and/or advance payment by ZMG.
Until all three conditions are fulfilled, ZMG reserves the right to accept other inquiries for the same property.
4.3 Digital Rental Agreement
Every confirmed booking is supported by a Digital Rental Agreement that specifies the property address, agreed monthly rent, tenancy start and end dates, security deposit amount, included utilities, house rules, and cancellation terms. The Digital Rental Agreement forms part of these Terms and, in the event of conflict, the specific terms of the Digital Rental Agreement shall prevail.
4.4 Property Availability
ZMG makes every reasonable effort to ensure that listed properties are available on advertised dates. In the rare event that a confirmed property becomes unavailable due to unforeseen circumstances (including but not limited to emergency maintenance, owner withdrawal, or force majeure), ZMG will offer the Guest either an equivalent alternative property or a full refund of any amounts paid.
5. Pricing, Payments & Invoicing
5.1 Rental Pricing
All rental prices quoted by ZMG are in Pakistani Rupees (PKR) and are inclusive of any applicable taxes unless otherwise stated. Prices are subject to change at any time. The price confirmed in the Digital Rental Agreement is binding for the agreed tenancy period.
5.2 Accepted Payment Methods
ZMG Enterprises accepts the following payment methods:
- Bank transfer (all major Pakistani commercial banks)
- EasyPaisa
- JazzCash
- Debit or credit card (where available)
ZMG does not accept unreceipted cash payments. All payments must be traceable and will be accompanied by a digital receipt issued by ZMG.
5.3 Payment Schedule
Unless otherwise agreed in the Digital Rental Agreement:
- Security deposit: due upon booking confirmation.
- First month’s rent: due on or before the tenancy start date.
- Subsequent months: due on or before the same date each calendar month as the tenancy start date.
5.4 Late Payment
Rent not received within 7 calendar days of the due date is considered late. ZMG reserves the right to charge a late payment fee and, if rent remains outstanding for more than 14 days without agreed alternative arrangements, to initiate termination proceedings in accordance with Clause 12 of these Terms.
5.5 Utility Charges
Unless explicitly stated as ‘all-inclusive’ in the Digital Rental Agreement:
- Electricity charges are billed monthly based on actual meter readings and are payable by the Guest.
- Gas charges are billed on actual consumption and are payable by the Guest.
- WiFi internet and water supply are typically included in the monthly rent (confirm per property).
ZMG will share utility bills with the Guest promptly upon receipt. Disputed utility charges must be raised in writing within 5 business days of the bill being shared.
5.6 No Hidden Fees
ZMG Enterprises does not charge agency commission, listing fees, or platform surcharges on direct bookings. The only amounts payable by a Guest are the agreed monthly rent, the refundable security deposit, and separately metered utility charges as described above.
6. Security Deposit
6.1 Amount
The security deposit is equivalent to one month’s rent unless a different amount is stated in the Digital Rental Agreement. The deposit is payable upon booking confirmation.
6.2 Purpose
The security deposit is held as security against:
- Damage to the property or its contents beyond normal wear and tear.
- Unpaid rent or utility charges at the end of the tenancy.
- Costs incurred by ZMG to restore the property to its pre-tenancy condition (reasonable wear and tear excepted).
- Any other amounts lawfully owing by the Guest at the end of the tenancy.
6.3 Refund
The security deposit, or the balance thereof after any lawful deductions, will be returned to the Guest within 10 business days of the tenancy end date, subject to:
- Satisfactory completion of the move-out inspection by ZMG.
- Return of all keys, access cards, and any other property provided at check-in.
- Settlement of all outstanding rent and utility charges.
6.4 Deductions
ZMG will provide the Guest with a written itemised statement of any deductions from the security deposit, including photographs of any damage where applicable. If the Guest disputes a deduction, they must notify ZMG in writing within 5 business days of receiving the statement. Disputes not raised within this period are deemed accepted.
Important: The security deposit is not a substitute for the last month’s rent. Tenants may not elect to use the deposit as payment for their final month without ZMG’s prior written consent. |
7. Cancellation & Refund Policy
7.1 Cancellation by the Guest
Cancellations must be submitted in writing to ZMG via WhatsApp or email. The following cancellation policy applies unless a different policy is stated in the Digital Rental Agreement:
- Cancellation 14 or more days before the tenancy start date: Full refund of all amounts paid, including the security deposit.
- Cancellation 7 to 13 days before the tenancy start date: Security deposit refunded in full; advance rent payment forfeited (if applicable).
- Cancellation fewer than 7 days before the tenancy start date: Security deposit refunded; first month’s rent (or advance payment) is non-refundable.
- No-show (failure to check in on the confirmed date without prior cancellation): No refund of any amounts paid.
7.2 Mid-Tenancy Early Termination by the Guest
If a Guest wishes to vacate before the agreed tenancy end date:
- A minimum of 30 days’ written notice is required.
- Rent is payable for the full 30-day notice period regardless of actual move-out date.
- No refund is provided for any partial month remaining after the notice period.
- The security deposit remains subject to the standard deduction process as per Clause 6.
7.3 Cancellation by ZMG
ZMG may cancel a confirmed booking in the following circumstances:
- The property becomes unavailable due to emergency maintenance, damage, or owner withdrawal, with a full refund to the Guest.
- The Guest provides false, misleading, or fraudulent information, with no refund obligation.
- Force majeure events as defined in Clause 16, with a pro-rata refund of any prepaid rent.
7.4 Refund Processing
Approved refunds will be processed to the original payment method within 7–10 business days. ZMG is not responsible for delays caused by banking institutions or mobile payment operators.
8. Check-In & Check-Out
8.1 Check-In
Standard check-in time is 2:00 PM. ZMG will use reasonable efforts to accommodate early check-in requests. Early check-in (before 12:00 PM) is subject to availability and may be subject to a partial day charge. Check-in arrangements — including key collection or handover — will be confirmed via WhatsApp prior to arrival.
8.2 Check-Out
Standard check-out time is 12:00 PM (noon). Late check-out beyond 2:00 PM is subject to ZMG’s approval and may be subject to an additional charge equivalent to half a day’s rental at the applicable daily rate.
8.3 Move-In Inspection
At or before check-in, ZMG will share an inventory and condition report for the property. The Guest must review this report and notify ZMG of any discrepancies, missing items, or pre-existing damage within 24 hours of check-in. Failure to report within this period will be taken as acceptance that the property and its contents were received in satisfactory condition.
8.4 Move-Out Inspection
On or before the check-out date, ZMG’s team will conduct a move-out inspection of the property. The Guest is welcome to be present. The inspection will assess the property against the move-in inventory report and determine any deductions from the security deposit as per Clause 6.
9. Guest Obligations & House Rules
By accepting a tenancy with ZMG Enterprises, the Guest agrees to the following obligations, which form part of the Digital Rental Agreement:
9.1 Care of Property
- Treat the property and all its contents with reasonable care.
- Report any damage, malfunction, or maintenance requirement to ZMG promptly via WhatsApp.
- Not carry out any alterations, repairs, or redecoration to the property without ZMG’s written consent.
- Not remove furniture, appliances, or fixtures from the property.
9.2 Occupancy
- Only the persons named in the Digital Rental Agreement may occupy the property as regular residents.
- Guests (visitors) are permitted but must not stay overnight for more than 3 consecutive nights without ZMG’s prior written consent.
- Sub-letting the property, in whole or in part, is strictly prohibited.
9.3 Conduct
- Maintain reasonable quiet hours between 10:00 PM and 8:00 AM. Noise complaints from neighbours or DHA/society security may result in tenancy termination.
- Not engage in any illegal activity on or from the premises.
- Not cause nuisance, harassment, or intimidation to neighbours or ZMG staff.
- Comply with all applicable DHA and housing society rules and regulations.
9.4 Smoking & Pets
- Smoking inside the property is strictly prohibited unless explicitly permitted in the Digital Rental Agreement.
- Pets are not permitted unless explicitly stated in the Digital Rental Agreement.
9.5 Security
- Keep all doors and windows securely locked when leaving the property.
- Do not share property access codes, keys, or entry cards with any person not named in the rental agreement.
- Report any suspicious activity, security concerns, or loss of keys to ZMG immediately.
10. ZMG’s Obligations to Guests
ZMG Enterprises commits to the following obligations for all active tenancies:
- Provide the property in a clean, maintained, and fully furnished condition as described in the listing and confirmed in the Digital Rental Agreement.
- Maintain the property in a habitable condition throughout the tenancy, including responding to maintenance requests within 24–48 hours for non-urgent issues and same-day for urgent matters.
- Provide 24/7 WhatsApp support throughout the tenancy.
- Give reasonable written notice (minimum 24 hours) before entering the property for inspections or maintenance, except in cases of emergency.
- Comply with all applicable Pakistani property laws, tenancy regulations, and society rules.
- Handle all personal data in accordance with the ZMG Privacy Policy.
11. Property Owner / Landlord Terms
Property owners who engage ZMG Enterprises for rental management services (‘Owners’) agree to the following additional terms, which are supplemented by a separate Property Management Agreement:
11.1 Authority to Manage
By entering into a Property Management Agreement with ZMG, the Owner grants ZMG the authority to market the property, source tenants, execute rental agreements on the Owner’s behalf, collect rent, and authorise necessary maintenance and cleaning expenditure up to a pre-agreed threshold.
11.2 Property Condition
The Owner warrants that the property is legally owned or controlled by them, is in a habitable and safe condition, meets all applicable building and safety standards, and is free from any legal encumbrances that would prevent its rental.
11.3 Management Fees
ZMG’s management fee is as agreed in the Property Management Agreement. Fees are deducted from rental income collected before remittance to the Owner. The Owner will receive a monthly income statement detailing gross rent collected, management fees deducted, approved maintenance costs, and net income remitted.
11.4 Owner Access
The Owner agrees not to access the property during an active tenancy without ZMG’s prior written authorisation and reasonable notice to the tenant. Unannounced Owner visits during an active tenancy are a breach of tenant rights and these Terms.
11.5 Insurance
The Owner is responsible for maintaining adequate property insurance covering the structure and any Owner-provided contents. ZMG does not hold property insurance on behalf of Owners and accepts no liability for damage caused by tenants beyond the security deposit collected.
12. Termination of Tenancy
12.1 Termination by Agreement
The tenancy may be terminated by mutual written agreement between the Guest and ZMG at any time, with terms to be agreed in writing.
12.2 Termination by ZMG — Breach
ZMG reserves the right to terminate a tenancy with immediate effect, and without prior notice, if the Guest:
- Fails to pay rent for more than 14 days after the due date.
- Causes material damage to the property.
- Engages in illegal activity on the premises.
- Violates any house rule that puts other tenants, neighbours, or ZMG staff at risk.
- Provides materially false information in the booking process.
- Sub-lets the property without authorisation.
In cases of immediate termination for breach, the security deposit will be applied to outstanding amounts. Any refund balance will be returned within 10 business days.
12.3 End of Fixed Term
At the end of a fixed-term tenancy, the Guest must vacate by 12:00 PM on the final day unless ZMG has confirmed a renewal or extension in writing. Holding over (remaining in the property beyond the tenancy end date without written renewal) is not permitted and ZMG may recover possession through applicable legal channels.
13. Liability & Disclaimers
13.1 Limitation of Liability
To the fullest extent permitted by applicable Pakistani law, ZMG Enterprises shall not be liable to any Guest, Owner, or third party for:
- Indirect, incidental, consequential, or punitive losses arising from the use of any ZMG property or service.
- Loss, theft, or damage to a Guest’s personal belongings, vehicle, or valuables while on the property.
- Interruption to utility services (electricity, gas, water, internet) caused by the relevant service provider or external infrastructure failure.
- Any harm, injury, or loss resulting from force majeure events as defined in Clause 16.
13.2 Property Suitability
ZMG provides properties on an ‘as described’ basis. While we make every effort to ensure properties are accurately represented, the Guest is responsible for confirming that the property meets their specific requirements before booking. ZMG is not liable for dissatisfaction arising from personal preferences not communicated at the time of booking.
13.3 Third-Party Platforms
If a Guest books through a third-party platform (Airbnb, Booking.com, etc.), the terms of that platform also apply. In the event of conflict between platform terms and these Terms, these Terms govern ZMG’s direct obligations to the Guest. ZMG is not responsible for third-party platform errors, fee discrepancies, or booking failures.
13.4 Maximum Liability
In any event, ZMG’s total liability to any Guest or Owner for any claim arising from these Terms or a rental agreement shall not exceed the total amount of rent paid by that Guest or Owner to ZMG in the 3 months preceding the event giving rise to the claim.
14. Intellectual Property
All content on zmgenterprises.com — including text, property photographs, logos, branding, and page layouts — is the intellectual property of ZM Groups Ltd. You may not reproduce, copy, redistribute, or republish any content from our website without ZMG’s prior written consent. Unauthorised use of ZMG’s intellectual property may be subject to legal action.
15. Privacy & Data Protection
ZMG Enterprises collects and processes personal data (including name, contact number, CNIC/passport details, and payment information) solely for the purposes of providing rental services and managing the tenancy relationship. Data is held securely and not sold, shared, or transferred to third parties except where required for tenancy administration (e.g., DHA registration) or as required by law.

16. Force Majeure
ZMG Enterprises shall not be in breach of these Terms, nor liable for any failure or delay in performing its obligations, to the extent that such failure or delay is caused by a Force Majeure Event. A Force Majeure Event means any event beyond ZMG’s reasonable control, including but not limited to:
- Acts of God (floods, earthquakes, severe weather).
- National or local government orders, curfews, or lockdowns.
- Civil unrest, riots, or acts of terrorism.
- Nationwide utility or infrastructure failures beyond DHA/society control.
- Pandemics or public health emergencies declared by government authorities.
In the event of a Force Majeure Event, ZMG will notify affected Guests as soon as practicable. Where a Force Majeure Event renders the property uninhabitable or inaccessible for more than 7 consecutive days, the Guest shall be entitled to a pro-rata rent refund for the affected period.
17. Disputes & Governing Law
17.1 Governing Law
These Terms and any dispute arising from them shall be governed by and construed in accordance with the laws of the Islamic Republic of Pakistan, including the Contract Act 1872 and any other applicable legislation.
17.2 Dispute Resolution — Good Faith Negotiation
In the event of a dispute, both parties agree to first attempt to resolve the matter through direct, good-faith negotiation. Disputes should be raised in writing (WhatsApp or email) within 30 days of the event giving rise to the dispute. ZMG will respond in writing within 10 business days.
17.3 Jurisdiction
If a dispute cannot be resolved by negotiation, both parties agree that the courts of Lahore, Punjab, Pakistan shall have exclusive jurisdiction to hear and determine the dispute. Both parties irrevocably submit to the personal jurisdiction of the Lahore High Court and subordinate courts as appropriate.
Note for ZMG (legal review recommended): Consider including an arbitration clause as an alternative to court proceedings. Arbitration (governed by the Arbitration Act 1940) is typically faster and cheaper for commercial disputes of this nature. A Pakistani advocate can draft an appropriate arbitration clause if required. |
18. Amendments to These Terms
ZMG Enterprises reserves the right to amend these Terms at any time. Updated Terms will be published at zmgenterprises.com/terms-and-conditions with a revised Effective Date. Continued use of ZMG’s services after updated Terms are published constitutes acceptance of the revised Terms.
For existing tenancies, material changes to Terms that adversely affect the Guest’s rights during an active tenancy period will require the Guest’s written consent before taking effect.
19. Severability
If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect. The invalid provision shall be modified to the minimum extent necessary to make it enforceable, or severed if modification is not possible.
20. Entire Agreement
These Terms, together with the Digital Rental Agreement (where applicable) and the Privacy Policy, constitute the entire agreement between ZMG Enterprises and the Guest or Owner with respect to the subject matter herein, and supersede all prior negotiations, representations, or agreements, whether oral or written.
